Step-by-Step: What to Expect
- Assessment:
We inspect your floors for thickness, damage, and refinishability
- Preparation:
Furniture removal, floor cleaning, and nail countersinking
- Coarse sanding:
Removes the old finish, scratches, and surface damage
- Medium sanding:
Smooths the surface and removes coarse sanding marks
- Fine sanding:
Creates a silky-smooth surface ready for staining
- Staining (optional):
Apply your chosen stain color and allow to dry
- Finish coats:
2–3 coats of your chosen finish with light sanding between coats
- Final inspection:
We walk through the completed job with you
Finish Options
The finish you choose affects both the look and durability of your floors. We offer a full range of options:
- Oil-based polyurethane (most durable, amber tone, longer dry time)
- Water-based polyurethane (clear finish, faster dry time, lower VOC)
- Hard-wax oil (penetrating finish, natural look, easy spot repair)
- Matte, satin, semi-gloss, and high-gloss sheen levels
- Custom stain colors from natural to ebony

Refinishing vs. Replacement: The Smart Choice
In most cases, refinishing costs 50–75% less than full replacement, and the results can be just as dramatic. Solid hardwood floors can typically be refinished 4–6 times over their lifetime. If your floors have at least 3/32" of wood above the tongue, they can almost certainly be refinished.
